  • Prior to the 20th century, modern day Ward Village was primarily used for agricultural purposes such as fish ponds, salt pans and taro lo‘i.
  • Built in 1881 by Victoria and C.P. Ward, Old Plantation was the Ward family’s home until 1957 when it was acquired and demolished by the City and County of Honolulu to make way for Blaisdell Center.

  • The redevelopment will commence with four components on four separate blocks: two mixed-use residential towers on opposite corners of Auahi Street and Kamakee Street, one reserved housing tower at the corner of Ward Avenue and Halekauwila Street and the renovation of the IBM building, a portion of which will serve as the information and sales center for Ward Village.
  • Reflecting the Ward Village commitment to honoring the history of the land, the concrete honeycomb exterior grille – the brise-soleil that makes the IBM building a distinct architectural structure – will be retained as part of the rehabilitation.
  • Completed in 1962, the IBM Building was designed by Vladamir Ossipoff who when asked about the building stated that, “the most important point, however, is the character of the building itself. Not only does the systematic, rather repetitious pattern of the concrete grills express the computer-world character of the IBM Corporation, but also gives the building a sense of belonging in the sun. The deep shadows of the grillwork become as a significant part of the architecture as any part of the structure itself.”

THE HOWARD HUGHES CORPORATION IN HAWAI'I

The Howard Hughes Corporation currently owns three properties in Hawai‘i: One Ala Moana, Ward Centers and Maui ranch land.

ONE ALA MOANA

The Howard Hughes Corporation owns the rights to develop a residential tower above the existing Nordstrom parking structure at Ala Moana Center. In May 2011, the company announced a partnership with The MacNaughton Group and Kobayashi Group to jointly develop the project. The 206‐unit, 23 story residential project is currently under design, and the partners anticipate initiating sales before the end of the year. The project will offer luxury living to local and international residents amidst the worldrenowned shopping center and set a new standard for high‐rise living in Hawai‘i. The tower is currently under design with architecture firms Solomon Cordwell Buenz and Benjamin Woo Architects.

WARD CENTERS

Located on 60 acres of land between downtown Honolulu and Waikiki, Ward Centers is a collection of retail, industrial and office assets. Composed of six specialty centers, Ward Centers stretches across a four‐block district that is home to 135 unique shops, including 40 restaurants, sidewalk cafes and eateries.

The Ward Centre complex recently received a $3.5 million renovation and will be the home of Bed Bath & Beyond in the space formerly occupied by Borders Books & Music.

In July 2012, construction began on Phase Two of Ward Village Shops, a 57,000 square‐foot, two‐story retail space along Auahi Street adjacent to the T.J.Maxx store. Phase Two of the Ward Village Shops is expected to open in fall 2013 occupied by Pier 1 Imports and Nordstrom Rack, which will relocate from other existing locations at Ward Centers. This project sets the stage for future phases of development that will begin the transformation of Ward Centers.

Over the next decade, the leading developer will transform Ward Centers into Ward Village, a vibrant neighborhood offering unique retail experiences, exceptional residences and affordable housing set among dynamic open spaces and pedestrian‐friendly streets.

Howard Hughes

The redevelopment by The Howard Hughes Corporation, the largest private land owner in Kaka‘ako, is a key component of the area’s planned revitalization, and represents one of the last opportunities to shape the face of urban Honolulu. The vision for Ward Village is consistent with the master plan approved by the Hawai‘i Community Development Authority (HCDA). In January, 2011, The Howard Hughes Corporation entered into a development agreement with the HCDA, which allowed for up to 9.3 million total square feet of mixed‐use development, including more than 4,000 residential units and over one million square feet of retail and other commercial space. The Howard Hughes Corporation assumed ownership of Ward Centers from General Growth Properties in November 2010.

MAUI RANCH LAND

The Howard Hughes Corporation owns two ten‐acre parcels on the island of Maui. This agricultural land was a part of the Victoria Ward land holdings.
